The reservation deposit is recorded and you sign the promesa de compraventa. The deposit is credited against the final price.
Close before the notario
Foreign buyers need an SRE permit and a bank fideicomiso. Realistically 6 to 12 weeks to escrituración.
What bidding asks of you
- Create your account with an email address and a password.
- Verify your identity with official photo ID and accept the terms.
- Register a payment mandate with the team: a signed commitment, not a charge.
While you bid, nothing is charged. If you win, the escrow agent contacts you for the thousand-dollar deposit, outside this platform.

Why the paperwork comes first
No lot is published without a complete, verified pack: escritura pública, certificado de libertad de gravámenes, predial paid up, and depending on the property type, régimen de condominio, HOA fees or a land-use certificate.
Every document carries the name of the notario or lawyer who verified it, with a date. We do not ask you to trust us; we tell you who checked it.
Where land has ejido origin, we flag it on the listing and require documented regularisation. It is the most common way a foreign buyer loses money in Tulum, and we would rather show it than hide it.
If you win
This is what happens next, with real timings. We say it before you bid, not after.
Promesa de compraventa
You sign the promesa de compraventa, the preliminary purchase contract, and the reservation deposit is recorded.
Notarial review
The notario checks title, liens and property tax before anything proceeds.
SRE permit and fideicomiso
A foreign buyer in the restricted zone needs a permit from the Ministry of Foreign Affairs and a bank trust, the fideicomiso.
Escrituración
You sign the escritura pública before the notario and pay the balance.
Registration
The deed is registered in your name at the Registro Público de la Propiedad.
